Divorce Resources
Keeping everything straight during both a real estate transaction and a divorce can be challenging. Most people don't want to think about divorce, but we are seeing more than 41% of marriages end in divorce. I have put together some resources for you, but remember, every situation is different and this is not intended to replace legal or financial counsel. I am committed to helping people and have been doing this in some form for most of my life.When I divorced, I found I needed someone to look over my shoulder and help me protect my interests especially during the real estate transaction. I am that person who will advocate for you during the sale or purchase of real estate. My training and volunteer work are different from most Realtors and I am committed to help those who are handling divorce and real estate transactions in a divorce.
Specific Education: I am one of very few in the country trained as a Real Estate Divorce Specialist.
Volunteer experience in divorce: I volunteered for two years for Fisher Divorce Recovery Classes, an international class for people who are facing the end of a relationship. I was a founding member of the Collaborative Divorce Professionals of Boulder County, where I interacted with Attorneys, Mediators, Family Therapists, Financial Experts and Communication Experts about divorce issues. I am have been a Board member of Voices For Children since 1999. An agency that when asked, provides Court Appointed Special Advocates (CASA) for the children of Boulder County who have been abused or neglected.
Reduce your stress during a real estate transaction by working with someone who is your advocate. I hope I can always be of service to those who need that extra knowledge and the shoulder to lean on. I am not an attorney or accountant, but I can give you resources if you don't already have a team in place.

Relationships end in different ways. Some are just a parting of the ways, no strings, children or pets. Some are good for the couple and good for the children; some are good for the couple and bad for the children. Then there are the divorces that are contentious. No matter what happens, it is important to try to do the least amount of damage for everyone involved. While this might be a noble goal, it is not always attainable. I have put together some resources to help you achieve healthiest divorce possible. Before the actual divorce there are many papers that must be filled out. It is in your best interest to do this accurately. You will be using the statement of financial affairs to divide the assets produced during your marriage. You will have the ability to look at your "soon to be" ex's state of financial affairs also. No assets should be moved once the papers have been filed without approval. You need to know your share of the assets in order to know what your financial picture will look like after the home is sold and for the purchase a new home.
During
During a divorce, the family is often working against each other. Each person is vying for emotional attention. Children are often asked to relocate out of the family home. Putting the family home on the market at this time may be a hardship, but a necessity. Knowing your options and rights is very important.
After
Life goes on after divorce. There are new adventures and opportunities. This is a time to rebuild one's life and look toward the future. This often includes the word "new". New friends, new house, new job, new opportunities.
Here are some questions you need to know:
Do I have to move out of the primary home?
How will my credit be affected?
How much money will I get to buy a new home?
I haven't worked in years, will I qualify for a loan?
The investment property I own was purchased with inheritance, can I sell it and keep the money?
Can we both take the $250,000 exclusion even if one of us moves out?
What happens if I am the loan holder and don't get to keep the home?
